Remodel-to-stay maths
When moving means leaving the district, a major kitchen (Cost vs. Value 2025 Atlanta: $79,591 midrange) plus a primary bath ($25,304 midrange) is routinely cheaper than the transaction costs of moving — before rate differences. We lay the stay-vs-move numbers out in the estimate, honestly, including the low recoup percentages on big scopes.
The family programme
- Kitchen/family-room opening — the wall between cooking and homework disappears
- Mudroom and laundry that absorb school, sports and swim/tennis gear — see our East Cobb mudroom guide
- Teen terrace level: finished lower floor with study space and a bathroom
- Primary-bath expansion inside 1980s–90s plans that gave the primary bedroom size and the bath a closet's worth of space
Wooded-lot additions (Pope side)
Pope-area lots are larger and more wooded — additions gain room but inherit drainage and tree-canopy homework. Site drainage is scoped with the foundation, not after.
What affects price in the Pope and Walton districts
Two homes a mile apart here can carry scopes hundreds of thousands apart, because the districts price differently — Walton at East Cobb's ceiling, Pope rewarding family-scale work on its wooded lots, where an Olde Canton Chase traditional lists in the $459–475k range. What moves the estimate is less the finishes than the four items below.
- Wall engineering — the kitchen/family-room opening is structural until an engineer proves otherwise
- Wooded-lot site work on the Pope side — drainage and tree protection scoped with the foundation
- Terrace-level plumbing — a new lower bath may need ejector pumping the main level never did
- District ceiling discipline — in Pope streets, scope past the ceiling is a gift to the next owner
