Prep is the paint job
Washing, scraping, caulking, wood-rot repair and priming decide whether an exterior repaint lasts. Rot found at trim and siding is repaired as carpentry first — painting over rot is how a cheap paint job becomes an expensive one in three years.
HOA and historic colour rules
Most swim/tennis subdivisions approve exterior colours through architectural review — send us your HOA's guidelines and we submit to them. In Marietta's locally designated historic districts, exterior changes can require a Certificate of Appropriateness; same-colour repaint exemptions were not confirmed in the ordinance text during our research, so Kennesaw Avenue and other local-district homes get a parcel check first — see historic home renovation.
Brick painting, considered carefully
Painted brick is a strong Marietta trend and a one-way door. We talk through maintenance, moisture and resale for your street before quoting it — some brick should never be painted, and we will say so.
Different siding, different paint system
Not every Marietta exterior is painted the same way. Fibre-cement siding — common on 1990s West Cobb builds and Hardage Farm-era homes — holds paint longest when joints are caulked and factory primer is intact. Cedar and older wood siding need more: loose paint scraped to sound wood, bare spots primed, and end grain sealed, because Georgia humidity finds every unsealed edge. Stucco wants hairline cracks repaired and a breathable coating, not a plastic film that traps moisture behind it.
Your scope names primer, product and coat count for your surface, so quotes can be compared fairly.
